Dear Valued Campers,

We hope this message finds you well and filled with the same spirit of adventure and camaraderie that you brought to our campgrounds during your stay. As we reflect on the past year and look ahead to the future, we want to take a moment to express our sincere gratitude for your invaluable contributions to our 2024 SWOT (Strengths, Weaknesses, Opportunities, and Threats) Analysis.

Your feedback, insights, and suggestions have played a crucial role in helping us understand the various aspects of our operations and services. By sharing your experiences, observations, and ideas, you have empowered us to identify areas of improvement, capitalize on our strengths, and explore new opportunities for growth and development.

SWOT Analysis Summary:

Strengths:

  • Cohesive and caring team
  • Family-oriented atmosphere
  • Great community and amenities
  • Affordable prices
  • Full hook-ups with spacious sites
  • Lakeside location with boat storage
  • Gated park with diverse activities
  • Beautiful surroundings and lake views
  • Smooth check-in experience
  • Surveillance cameras on the property

Weaknesses:

  • Slow follow-through on camper requests
  • Small pool and inadequate laundry/bathhouse facilities(New Bath House To Be Finished by 3/15)
  • WiFi issues, especially in the 600 section (Will Have Wi-Fi Installed in 600 Section in 2024)
  • Insufficient hot water for showers (Repaired)
  • Lack of handicapped accessible areas
  • Inconsistent team meetings and no clubhouse
  • Road maintenance challenges

Opportunities:

  • Explore cabins or yurts
  • Improve WiFi or consider cable options
  • Enhance hiking trail markings
  • Advertise local attractions
  • Separate day-use sections
  • Introduce summer food trucks and a farm stand
  • Partner with local businesses for discounts
  • Dog park improvements and playground upgrades

Threats:

  • Economic uncertainties
  • Competition from other campgrounds
  • Environmental concerns
  • Lack of contingency preparation
  • No indoor meeting area
  • Wildlife, speeding cars, and unsupervised children

Camper Input:

  • Likes: Location, space, team, lake, animals, store, beauty, peacefulness, price, safety, amenities
  • Improvements needed: Pool space, traffic management, water access, Wi-Fi, bathhouse completion, clubhouse, road maintenance, signage, amenities like storm shelter and recreational activities
  • Considerations: Close gate outside business hours, community fire pit, chairs

Moving Forward: We are committed to addressing your concerns and enhancing our offerings. To prioritize efficiently, we plan to focus on three key areas for completion this year based upon what we feel can be accomplished as well as your feedback. Additionally, we’ll keep three more areas in consideration for further improvements if time and budget allow.  

  1. More waterfront sitting areas, pier repairs, and more sitting areas in general throughout the park, community fire pit.
  2. Speed Bumps for Traffic Control, Signage on hiking trails, and general signage throughout the park.
  3. Additional Pool-To Be Completed By June 1st

Operational/Systems Management Improvement:

  1. Road Maintenance-Regular Box Blading and addition of gravel/shavings as necessary.  This will be added to our weekly checklist.
  2. Security Concerns/Guest Registration-GUEST REGISTRATION IS MANDATORY.  ANYONE FOUND TO NOT BE ADHERING TO THIS REQUIREMENT WILL FIRST BE FINED AND THEN IF STILL NOT ADHERING TO THE REGISTRATION PROCESS WILL BE ASKED TO LEAVE THE PARK.  NO EXCEPTIONS.  We will be defining this policy further to help those staying monthly understand who is required to pay the $2 fee in conjunction to filling out the Guest Registration Form.  Beginning 2/1/2024 we will be closing the gate outside of business hours.  The gate will now close at 7pm and open at 9am.  Those hours will adjust in May as business hours adjust. 
  3. Ant Beds-We will be adding this to our weekly checklist as well.  Some are easy to miss.  Please submit a Maintenance Request on the Greensport App if you notice an ant bed in your area. The park will also be fogged on a routine basis for flying insects.     

We also aim to collaborate with nearby businesses for discounts or coupons for our campers.
